BER Assessments & Certification
A Building Energy Rating, ‘BER’, is similar to the energy label on your fridge with a scale of A to G. A-rated homes being the most energy efficient, and G being the least efficient. Since the 1st January 2007 all new homes were required to apply for a BER certificate. This means that if planning permission for a new dwelling was applied for on or after this date that the applicant was obliged to provide a Provisional BER report. It was further stipulated that these dwellings be substantially completed prior to 30th June 2008, and if not that they be required to provide a full BER certificate when eventually offered for sale or letting.

Commercial & Industrial BERs
The BER now applies to all new commercial and industrial builds submitted for planning after 1st July 2008. Should the proposed new non -domestic build have been applied for prior to this date, then it is exempt from the requirement for a BER certificate provided that the building is substantially completed prior to 30th June 2010. Midlands Energy Assessors commercial energy consultants will provide expert energy consultancy to developers of office, retail, public and industrial buildings. Our consultants are both qualified engineers and fully qualified and registered BER assessors.
Energy Audits
An Energy Audit or Energy Assessment of a building is a process that specifically demonstrates how much energy that building consumes combined with suggestions on how the building may be made more energy efficient based on the results of the testing.

The Audit will illustrate exactly where a building is losing energy and how insulation, heating and cooling systems may be made more energy efficient.
Air Tightness Testing
Midland Energy Assessors are trained Air Tightness Testers. Whether a building performs well or not in an air tightness test will determine how much energy is required to heat the building and how much is squandered through air leakage. Air leakage is the uncontrolled flow of air both into and out of a building through gaps and cracks in its fabric. By measuring the air tightness of a building, Midland Energy Assessors can demonstrate to the client methods to reduce energy consumption due to leakage of air.
